What is a pre-approval letter?

A pre-approval letter is a document from a Financial Institution stating that they are tentatively willing to lend to you, up to a certain loan amount. This document is based on certain assumptions, and it is NOT a guaranteed loan offer.

Will all units be the same as the Model Unit?

Yes, the units are being sold ‘as is’, which means, everything that is viewed in the model unit… that is what will be handed over to you. Both designs features: trowel on finishing, ceramic tiles, pvc windows, solar water heater, ac switch installed and standing seam roof.

Will I be allowed to make any extensions to the unit?

Yes, you can but you will have to seek Parish Council’s approval.   However, no alteration can be made to the front of any house. Extensions are restricted to the rear and side of the house and must be within the Parish Council guidelines.

What is the house and lot size?

Residential Housing units to be offered at Whim Estates will consist of two (2) floor plan designs, being a two-bedroom, one bathroom (840 sq. ft) configuration and a two-bedroom, two-bathroom (919 sq. ft) design. The development will consist of lots with a minimum lot size of 418 sq. meters (4,500 sq. ft.).  Larger lots are available, for an additional cost. 

Can I add my mom or my 7-year-old child to the title?

Absolutely! If and only if you are a cash buyer & he/she must have a Jamaican TRN. For mortgage applicants, all applicants to be registered to the tile must be employed and is a part of the Financial Institution’s mortgage application process.
